Royal Pools by Adams designs and builds custom inground swimming pools throughout Mountain View, from Old Mountain View to Monta Loma. Mountain View is flat, friendly digging, and full of design history. The Monta Loma neighborhood holds more than 200 mid-century Eichler and Mackay homes built around post-and-beam construction and floor-to-ceiling glass, and a pool is the natural completion of that indoor-outdoor idea: crisp geometry, minimal deck transitions, sightlines from the living room. The permit story is clean and modern too. Every in-ground pool needs a city permit, submitted electronically through the ePermitsMV portal (paper is not accepted), with pools at least five feet from any property line, equipment at least three feet, and at least two approved safety features built into the design. Heritage trees add a wrinkle worth knowing: trunks measuring 48 inches around, or just 12 inches for oaks, redwoods, and cedars, require a city permit before removal, so we design around protected canopies. And toward the north end of the city we check groundwater conditions per lot before the dig.

Yes. Every in-ground pool needs a building permit from the City of Mountain View’s Building Division, and applications are electronic-only through the city’s ePermitsMV portal. The only exemption is a small prefabricated above-ground pool under 24 inches deep. We prepare and submit the whole package and manage inspections through final.
The city’s permit guidance places pools at least 5 feet from any property line, with pool equipment at least 3 feet. We confirm the current plan-check standards for your lot during design, so the layout is approvable the first time.
That is one of our favorite assignments. Monta Loma’s Eichlers were built for indoor-outdoor living, with post-and-beam frames and floor-to-ceiling glass, and the right pool completes the idea: a crisp rectangle, simple decking, and clear sightlines from the main living space. We match materials and geometry to the architecture.
At least two approved safety features limiting access from both the house and the street side, such as a 60-inch pool enclosure, an ASTM-rated safety cover, exit alarms on doors with direct pool access, or a pool water-entry alarm. We build the features into the design and document them for final inspection.
Mostly the City of Mountain View’s own utility, and about 87 percent of that supply is Sierra snowmelt delivered from Hetch Hetchy through the San Francisco regional system, with the balance from Valley Water and city wells. A few areas are served by Cal Water’s Los Altos Suburban District instead.
Yes, flat valley-floor lots keep digs straightforward compared with hillside towns. The real variables here are access on compact 1950s tract lots, heritage trees (a city permit is required before removing trunks 48 inches around, or 12 inches for oaks, redwoods, and cedars), and groundwater conditions toward the north end of the city, which we check per lot.
