Gilroy backyards are built for entertaining, from wine-trail evenings along the Hecker Pass corridor to summer weekends when the Garlic Festival comes home, and the city’s pool process is refreshingly modern to match. Anything holding water over 18 inches deep needs a permit, submitted through the city’s GO Permit online portal with engineer-stamped structural plans, and the Building Division walks every project through a five-stage inspection sequence that ends with a final on a full pool. Setbacks are specific: the water’s edge stays at least five feet from any property line and equipment at least three feet from side and rear lines. Flat 1990s and 2000s subdivision lots dig easily, larger semi-rural parcels on the edges fit estate-scale outdoor living, and the oak-studded western foothills around Eagle Ridge trade easy access for views worth engineering. One more local detail: your pool fills with 100 percent local groundwater from the city’s own wells in the Llagas Subbasin.

Yes. The city requires plans for any artificial body of water over 18 inches deep, including in-ground pools, spas, and hot tubs, submitted through the GO Permit online portal and reviewed by the Building Division at the Development Service Center (7351 Rosanna Street, 408-846-0451). Structural plans and calculations must be stamped by an engineer, which is standard on every one of our builds.
Per the city’s zoning section on swimming pools: the inner surface of the pool stays at least 5 feet from any property line, mechanical equipment at least 3 feet from side and rear lines, and no pool in the front yard or the street side of a corner lot. We design to these limits from the first sketch.
At least two of the seven state-approved drowning-prevention features, such as a 60-inch enclosure with self-closing, self-latching gates, an approved safety cover, or door and pool alarms. We build the features into the design and document them for the city’s safety inspection.
Five stages: a pre-site layout inspection, steel and bond before gunite, equipotential bonding before the deck, a barrier and safety check before plaster, and a final with the pool full of water. We schedule and pass each one as part of the build.
Yes. The oak-studded western foothills, including the Eagle Ridge golf community, mean sloped sites where engineered grading and retaining earn the view, and where HOA design standards may apply. We plan the engineering and approvals together so the permit package is right the first time.
The City of Gilroy’s own municipal wells: the city draws 100 percent of its supply from local groundwater in the Llagas Subbasin, which Valley Water manages and recharges. We schedule the one-time fill with you, and water-wise features like covers and efficient equipment fit a groundwater-only community well.
