Morgan Hill grew out of a 4,500-acre ranch, and it still builds like it. Decades of voter-approved growth control preserved the larger, semi-rural parcels that vanished further north in the valley, which is why estate-scale pools, spas, and full outdoor-living builds fit here without the tight-access compromises of city infill. Valley-floor lots dig easily, while hillside neighborhoods like Jackson Oaks and Holiday Lake Estates trade easy excavation for valley and reservoir views, and we engineer sloped sites to earn that view. Every in-ground pool needs a City of Morgan Hill permit (only shallow prefab above-ground pools are exempt), with a published four-foot rear and side setback and a submittal package that includes wet-stamped structural calculations, all of which we prepare. And a detail almost nobody knows: your new pool fills with 100 percent local well water drawn from the Llagas aquifer beneath the valley.

Yes. Only shallow prefabricated above-ground pools (under 24 inches deep and 5,000 gallons or less) are exempt, so every in-ground pool needs a City of Morgan Hill building permit. Applications go to the Building Division at 17575 Peak Avenue via [email protected], with plan review tracked in the city’s eTRAKiT portal. We prepare the plot plan, sectional diagram, equipment specifications, and wet-stamped structural calculations the city requires.
The city’s published standard for in-ground pools is 4 feet from rear and side property lines, with pool equipment at least 5 feet from any line and the pool outside the front setback area. Water slides and waterfalls are capped at 8 feet high with a 5-foot setback. We design to these numbers from day one.
That is the build we love most here. Morgan Hill grew out of the 4,500-acre Morgan Hill Ranch, and decades of voter-approved growth control preserved larger semi-rural parcels. Acreage lots fit full resort backyards, with pool, spa, outdoor kitchen, and sightlines toward El Toro, without the access compromises of tight infill lots.
Hillside builds are engineering builds. East-side foothill lots come with valley and Anderson Reservoir views and need sloped-site planning: soils, retaining, and equipment access. One note for rural parcels: some Paradise Valley and foothill addresses are unincorporated Santa Clara County land and permit through the county rather than the city. We confirm jurisdiction before design.
The City of Morgan Hill’s own utility, pumping 100 percent local groundwater from city wells in the Llagas subbasin, which Valley Water manages and recharges with Anderson Reservoir water. Your pool fills with local well water, not imported supply.
