Resort Country Since the 1850s

Warm Springs is the one Bay Area neighborhood that was literally built on the idea of getting into warm water. The district sits on the old Rancho Agua Caliente, named for the mineral springs in its eastern foothills, and in 1850 Clemente Columbet opened the Warm Springs Hotel there, one of the West Coast’s first hot-springs resorts, until the 1868 earthquake leveled it. Leland Stanford bought the site in 1869 and his winery became the first in California to make sparkling wine. A heated pool and spa in your backyard is the modern version of what put this district on the map. The building stock splits two ways: established ranch and split-level tracts from the 1960s through the 1990s with room for full-size family pools, and the new transit-village communities like Metro Crossing near the Warm Springs BART station, where compact HOA yards call for plunge pools, spas, and cocktail pools, with HOA review running alongside the City of Fremont permit through the Citizen Access portal. Fremont’s pool code requires two of seven drowning-prevention features on every new residential pool, and the ACWD fill water gets tested and balanced on fill day.

Yes. Warm Springs is part of the City of Fremont, where anything holding water over 18 inches deep meets the city’s swimming pool definition and needs a building permit. Applications go through the Citizen Access portal, reviewed by Building and Safety at the Development Services Center, 39550 Liberty St. We handle the full submittal and inspections.

Newer HOA lots near Warm Springs BART trend compact, which is exactly where plunge pools, spas, and cocktail pools earn their keep, and HOA architectural review runs alongside the city permit. We manage both approval tracks and design to the yard you actually have.

Fremont’s Swimming Pool and Spa Code requires at least two of seven drowning-prevention features on new or remodeled single-family pools, such as isolation fencing with self-latching gates, an ASTM-rated safety cover, or door and water-entry alarms. We design compliance into the plan instead of bolting it on after.

Alameda County Water District, on a typical-year blend of roughly 40 percent State Water Project, 20 percent San Francisco regional supply, and 40 percent local Alameda Creek watershed sources including Niles Cone groundwater. The local groundwater runs harder, and ACWD blends to manage it, so we test your actual fill water and balance the startup chemistry to it.

It takes different engineering rather than more luck. The former vineyard slopes below Mission Peak get per-lot soils review, grading and retaining design, and drainage planning, while the district’s valley-floor tracts dig conventionally. We verify conditions lot by lot.

A heated pool with a raised spa and spillover is the honest answer: Warm Springs was one of the West Coast’s first hot-springs resort areas, and a resort-style backyard with year-round heat carries that history forward better than any plaque could.
