The Rose Garden is not a subdivision, it is a piece of San Jose history. Hanchett Residence Park was laid out beginning in 1907 on the old Agricultural Park fairgrounds, next to the 1893 Hester Park tract, with streets designed by John McLaren of Golden Gate Park fame. Much of the neighborhood now sits inside the city’s Hanchett and Hester Park Conservation Area, where the homes date from about 1906 to 1935 in Queen Anne, Craftsman, Spanish Mission Revival, and Tudor styles. Building a pool behind a home like that is design work first: hardscape, coping, and waterline tile chosen to suit the era rather than fight it. The practical side matters too. These residence-park lots carry mature canopy, and San Jose requires a removal permit and a certified arborist report for ordinance-size trees, so we design excavation and equipment access around protected trees from the start, and our small-equipment approach suits narrow side yards and detached garages. The ground itself cooperates: this is flat former orchard land, the same soil that grew the prune orchard the city bought in 1927 to plant the Municipal Rose Garden, named America’s Best Rose Garden in 2010.

Yes. The City of San Jose requires a building permit for anything holding water over 18 inches deep. Applications go through SJPermits.org with plan review in SJePlans, run by the PBCE Building Division at the Development Services Permit Center, 200 E. Santa Clara St (408-535-3555). We manage it end to end.
That is exactly the work we love here. The Hanchett and Hester Park Conservation Area homes date from about 1906 to 1935 in Queen Anne, Craftsman, Spanish Revival, and Tudor styles, and we design pool shapes, coping, and hardscape to complement the period. During permitting we also confirm with the city whether any planning review applies to your specific conservation-area lot.
San Jose requires a removal permit and a certified arborist report for any ordinance-size tree on private property, with replacement planting required. Our default is to keep the canopy: we route excavation, plumbing, and equipment access around protected root zones and bring in smaller equipment where the side yard demands it.

Yes. Lots planned in the 1907 era often pair detached garages with narrow side yards and mature street trees, so we plan the dig around a small-equipment approach sized to the access that actually exists, not the access we wish existed.
It does. The neighborhood sits on the flat valley floor that once grew orchards, including the 5.5-acre prune parcel the city converted into the Municipal Rose Garden after 1927, so digs here are conventional compared with hillside work elsewhere in the valley. Soil conditions are still verified per lot.
