Berryessa was orchard country first: apricots and prunes lined Hostetter Road, Capitol Avenue, Piedmont Road, and Lundy Avenue before the tracts arrived in the 1960s and 70s. Census data still reflects that buildout, with a median year built of 1974 in the core 95132 zip. For a pool builder that is friendly geography: a flat valley-floor grid of ranch-home lots with straightforward digs, standard side-yard access, and mature landscaping we design around. The eastern edges are the exception, where streets along Piedmont and Sierra roads climb into the Diablo Range foothills and sloped lots get a per-lot grading and geotechnical evaluation before we commit to a design. The district is named for the Berryessa family, whose rancho covered this corner of the valley in the 1830s, and its newest chapter is transit-driven: the Berryessa/North San Jose BART station opened in June 2020 and continues to pull investment into the neighborhood. Homeowners here are investing in their yards to match, and a well-built pool is the anchor of that upgrade.

Yes. The City of San Jose requires a building permit for anything holding water over 18 inches deep. Applications go through SJPermits.org with plan review in SJePlans, run by the PBCE Building Division at the Development Services Permit Center, 200 E. Santa Clara St (408-535-3555). We handle the submittal, the review cycle, and inspections.
Those are some of the most predictable builds in San Jose. The median Berryessa home dates to 1974 in the core zip per Census ACS data, on the flat former-orchard valley floor, which means conventional excavation and standard access. Where an original-era pool already exists, we also quote remodels and full replacements.
San Jose Water Company. We confirmed the provider on the City of San Jose’s own water-service GIS mapping for addresses across the district, with Valley Water managing the wholesale supply. For foothill-edge addresses we double-check the provider during design.
The district’s eastern edge climbs into the Diablo Range, and sloped lots there get a per-lot grading and geotechnical evaluation before design. That is normal engineering for us, not a reason to pass on the view.
Naturally. We match pool geometry and hardscape to mid-century ranch architecture and design around the mature trees and landscaping these established yards have earned over fifty years.
