Royal Pools by Adams designs and builds custom inground swimming pools across the 94301 zip code, the heritage-estate quarter of north Palo Alto. 94301 carries the oldest housing stock of any zip we serve: a median year built of 1957, and the real character streets reach back much further, through Old Palo Alto’s early-1900s estates, Professorville’s 1890s National Register district, and Crescent Park’s stately blocks. About 17,500 residents share the zip across 7,200 households, and building a pool here is estate work with a preservation mindset. Palo Alto protects native oaks from 11.5 inches in diameter and most other species from 15 inches, with removal requiring a permit, an arborist’s report, and neighbor notice, so our designs treat the mature canopy as a given and site the pool around protected root zones. Homes on the city’s Historic Inventory, and anything inside Professorville, get their review path confirmed before design hardens. Below grade, the city’s dewatering program governs excavations that meet shallow groundwater, and we fold that Public Works coordination into the permit package submitted through the Accela portal. The reward for all that care: formal pools and hardscape behind Craftsman and Colonial Revival architecture, filled by City of Palo Alto Utilities with Sierra snowmelt from the San Francisco regional system.

Yes. Pool projects run through the City of Palo Alto’s Planning and Development Services, submitted digitally through the Accela Citizen Access portal. Homes on the city’s Historic Inventory, and Professorville district properties, carry additional review that we confirm before design.

Palo Alto’s tree ordinance protects native oaks from 11.5 inches in diameter and most other species from 15 inches, so we site the pool around protected root zones, route plumbing and access accordingly, and keep the canopy that makes these streets what they are.
Shallow groundwater is common enough that Palo Alto regulates construction dewatering citywide, with a Public Works permit, a seasonal pumping window, and neighbor notification. We coordinate the dewatering plan as part of the permit package, so the schedule is honest from the start.
