### Custom Residential Pool Construction

**What it is:** Full design and construction of a custom inground swimming pool for a private residence. Every project starts with a blank page rather than a stock shape, and the design is built around the property's terrain, the homeowner's aesthetic preferences, and the budget. We have been designing and building custom residential pools across the Bay Area since 1969.

**Best for:** Homeowners with usable backyard space who intend to keep the property, who want a pool designed to the site rather than selected from a catalog, and who value structural specification over lowest upfront price.

**Our process:**

1. **Meet with a designer.** We meet at your home to exchange ideas and design the pool. Consultations are free, at your home or at either showroom.
2. **Design, engineering, and planning.** Within three to four weeks of contract processing, a Pre Plan Meeting is held at your home. You meet your designer, the General Manager, the Lead Draftsperson, and the Construction Superintendent who will manage the project throughout.
3. **Permits.** Plans go to the building department roughly six to seven weeks after the Pre Plan Meeting, either your municipality or your county depending on jurisdiction. Approval timelines vary widely across the Bay Area, so plan for three to six months.
4. **Construction.** Excavation, plumbing and steel, shotcrete, tile and masonry, decking, equipment, and interior finish, with a building department inspection between phases.
5. **Start-up and handover.** A start-up technician starts the equipment, walks you through operating every component, and begins water balancing.

### Pool Resurfacing

**What it is:** Removal and replacement of a pool's interior finish. Resurfacing is not a cosmetic upgrade. A failing surface exposes the shell underneath, roughens underfoot, and makes water chemistry progressively harder to hold, so resurfacing is a safety, longevity, and performance decision first.

**Best for:** Owners of pools whose interior finish is staining, roughening, delaminating, or showing exposed aggregate, in both residential backyards and large commercial facilities.

**Our process:**

1. Evaluate the condition of the existing pool and shell.
2. Recommend the right finish material for the pool, the use pattern, and the budget.
3. Prepare the surface, including hydro jetting for surface removal where appropriate.
4. Apply the new interior finish.
5. Refill, start up, and balance the water.

**What it is:** Construction of integrated spas and water features as part of the pool structure. Water features require plumbing, electrical work, and structural support during construction, which is why building them into the original pool is materially different from retrofitting them later.

**Best for:** Homeowners who want a spa or water feature and are building or substantially rebuilding a pool. Retrofitting into a finished pool is possible but significantly more disruptive and expensive.

**What it is:** Selection, installation, and start-up of the filtration, heating, sanitization, lighting, and automation systems that run the pool. We install Jandy and Hayward systems, both of which have widely available replacement parts across the United States.

**Best for:** Every pool we build, and existing pool owners upgrading equipment that has reached end of life or no longer meets current energy standards.

**Our process:** Equipment is specified during design, the pad is plumbed and wired during construction, and the system is commissioned at start-up with a walkthrough covering operation and preventative maintenance.

**What's included:**

- Variable-speed pumps, filters, and system controllers
- Saltwater chlorine generation and ozone sanitization options
- LED pool lighting
- Gas heaters and heat pumps meeting California Title 24
- Pool automation and remote control
- An equipment pad built and organized to a standard we hold deliberately high, because a well organized pad improves functionality and efficiency and makes years of trouble free filtration far more likely

**Timeline:** Equipment installation occurs after tile and masonry. Electrical and gas rough-in typically takes one to three weeks depending on scope.

**Outcomes:** Systems that meet current California energy standards and cut energy costs substantially compared with older fixed-speed equipment. Local supply houses stock high wear items, and one-off parts are typically available within five to seven days. We employ an in-house technician certified on Hayward and Jandy systems, supported by authorized warranty stations for both manufacturers.

### Decking, Tile, Coping, and Drainage

**What it is:** The masonry and hardscape work surrounding the pool, including waterline tile, coping, concrete decking, and the drainage that protects both. Our masonry crews have been with the company for decades.

**Best for:** Every pool project. Deck and coping decisions affect safety, drainage, and how the finished backyard reads far more than most homeowners expect at design time.

**Our process:** Tile and masonry follow the shotcrete phase. Electrical and gas service to the equipment pad run concurrently. Concrete decking follows, formed and prepared before the pour, with a building department inspection of preliminary deck work before concrete is placed.

**Our process:** Consultations are by appointment. A designer works through your site, your priorities, and your budget, and you handle actual finish, tile, and coping samples before anything is committed to a contract.

3. On approval, we schedule the project.

**What's included:**

- Loan amounts up to $200,000
- Terms up to 30 years
- Low fixed interest rates
- No upfront cash required
- No consulting fees and no prepayment penalties
